HOW TO BOOK
Room-Sweet-Room and our private home Hosts do NOT have an automated online reservation/payment system. Using the Check Availability/Booking Form located on each room's detail page, complete the form and submit to RSR by clicking the "BOOK NOW" button.
Be sure to check the Reservation Calendar on the calendar page for the property you want to book BEFORE you send a Check Availability/Booking Form to RSR — it helps alleviate disappointments, and speeds up the booking confirmation process!
BOOKING A STAY IS EASY
- Complete the Check Availability/Booking Form to initiate your request and check availability
- ALL fields are required except for the additional comments box
- Select your check-in and check-out dates
- Select the number of guests staying in the room
- Select preferred length of stay
- Select your preferred room if Host has more than one
- Enter your first and last names, email address, and phone number. The phone number is important as many people book less than 15 days ahead; thus booking confirmation speed is a must!
- Add any additional comments in the message box
- Click the "BOOK NOW" button to send your reservation request to RSR. RSR automatically forwards your submission to the specified property Host. Wait for the Host to reply.
- Host will respond within 36 hours by sending you a notification email.
Once a Host double checks their own calendar and confirms the room is available, you'll receive a notification email from them. If the room is not available for the room(s), dates or length of stay desired, the host will also send you a notification email and you can proceed from there to select another room or different dates and length of stay, if desired.
Contact the Host back via email and arrange for a time for the Host to call you to pay the booking confirmation deposit, occupancy tax, and any other additional fees by credit or debit card, or Venmo. Our Hosts also accept cash. Hosts do not accept personal or business checks.
You’ll receive a booking confirmation email after you complete the payment process. It will include the exact address and directions to property booked and your Host’s full contact information.
You can pay for your stay by credit or debit card displaying the Visa or MasterCard logo, or by Venmo. You'll pay the outstanding amount directly to the Host either in advance of your stay or on arrival. Your Host will let you know which.
Review your selected stay details and price (make sure to review and understand the Host’s full house rules) and, if you’re happy you're all done! If you see something you want to change on your booking - or cancel the booking, please notify your Host immediately so they can make the changes or cancel the booking
There is no booking fee when you book a stay with one of our homeowner Hosts. The RSR 15% booking fee is included in a guest's total rental fee, and our Hosts pay us the fee directly after the stay is completed.

RESERVATIONS
We only accept reservations for up to 90 days in advance. Minimum Stay: 2-nights; Maximum Stay: 365-nights.
2-Night to 29-Night Guest Stays
- Reservations made more than 30 days prior to Check-in: One night rental deposit required to confirm reservation, plus the 12% Los Angeles County Transient Occupancy Tax (TOT) (for the full stay), and 25% of any other additional fees is charged.
- Payment balance for the full stay is due 10 days prior to arrival (unless payment is to be by traveler's check; then payment in full is due 21 business days prior to check-in).
- Reservations made less than 21 days prior to Check-in: Guest will be charged the full amount of the reservation (payable by credit or debit card or Venmo) upon confirmation of booking.
- Check-in Time: 3:30pm
- Check-out Time: 10:30 am
- We cannot offer early check-ins or late departures because Hosts need time to prepare rooms for the next guests.
- Reservation must be made and entered into by Occupant of 25 years or older with valid driver's license with photo ID and/or valid Passport and valid credit card. Full Terms & Conditions supplied upon booking confirmation, deposit and acceptance of the Guest Stay Booking Confirmation/Stay Agreement contract.
- LA County Transient Occupancy Tax (TOT). For stays from 2-nights to 29-nights. IF THESE ROOMS ARE BOOKED using an online company hosting platform (i.e., VRBO, AirBnB, FlipKey, OneFineStay, HomeStay, etc.) all rental prices are plus the 12% required Los Angeles County Transient Occupancy Tax. 13-week Contract Rentals and Month-to-Month Rentals are exempt from the TOT.
13-Week Contract Rentals and Month-to-Month Rentals
- Rental must be made and entered into by Occupant(s) of 25 years or older with valid driver's license with photo ID and/or valid Passport, valid credit card, and proof of full-time employment. Full Terms & Conditions supplied upon rental confirmation, deposit and acceptance of the Guest Stay Rental Confirmation/Rental Agreement contract.
- Rental Application, references, and proof of employment required; 13-week contract rentals for traveling nurses, other contract traveling medical and business professionals – a copy of your employment contract is required.
- Credit Report required and payable by Renter. Report must be submitted to or received by Host at the same time as Rental Application, References, and Proof of Employment.
- First month's rent plus security deposit required to confirm rental and is payable in full prior to move-in.
- Payments are to be made on the first day of each subsequent month's rental; 13-week Contract Rentals: Last week of rental due with the 3rd month of rental.
- Move-in and move-out days as agreed to when rental is confirmed. Move-in day times: 7:00 am to 6:00 pm; Move-out day times: 7:00 am to 6:00 pm. Move-in or out must be completed by 6:00pm.
- 30+ continuous night rentals are exempt from the Los Angeles County Transient Occupancy Tax of 12%.
Payment. We accept payment in the forms of cash, credit and debit cards, and bank-to-bank transfers. Credit and debit cards (showing the VISA or MasterCard logos only are accepted (Sorry, we do not take American Express, Discover, or Diners Club.) are processed by Square or Stripe. Bank-to-bank transfers are processed by Venmo. Hosts do not accept personal or business checks. Travelers checks, Cashier's Checks, and Money Orders are accepted if received by Host 21 business days (not including holidays) prior to check-in to allow time for processing by the issuing financial institution.
Bookings and Waiting Lists. Bookings are made on a first-come, first-serve basis, and we cannot hold reservations. The only way to ensure your reservation is to make a booking and pay the deposit for guest stays of 2-nights to 29-nights; 13-week contract rentals and month-to-month rentals by paying the first month's rent plus security deposit.
We do not maintain a waiting list for rooms because cancellations are so rare. However, when there is a cancellation, the calendar for each specific property on their calendar page will reflect that immediately, so your best bet is to check back frequently to see if something has opened up.
WEEKEND BOOKINGS. Because of the 2-night minimum booking rule, weekend bookings must begin with check-in on Friday and end with check-out on Sunday.
Children. Children are welcome. Ages 5 and up are best suited to our properties. Infants and toddlers are not recommended, as most guest rooms are usually located in one house; crying, screaming, and tantrums would not be in-keeping with the quiet, retreat-like nature of our private home, owner-occupied properties. Thank you for understanding.
Number of Guests. Please ensure that you list the correct number of [adult and children] guests in your party when booking and depositing a room. We charge an additional $25 per person/per night for the 3rd guest in the booked room that requires the use of a single inflatable bed/cot. Not all guest rooms are large enough to accommodate an extra bed. Your Host will let you know if the room you are staying in is large enough before you book.
Pets. Guest pets not permitted unless otherwise specified by your Host. Ask your Host for more information when booking. Also see the Restrictions and Cancellation sections for further information. We reserve the right to charge a $250 cleaning fee per pet if evidence of guest pet(s) is/are discovered in a guest's quarters. In addition, if any damage is caused by the pet(s) to the property, the Guest will be required to immediately pay for the replacement or repair of the items and/or space damaged.
Rates, Taxes, and Fees. Applicable taxes and additional fees are not included in rental rates. Taxes, fees, and rates are subject to change without notice.

CANCELLATION POLICY
- For cancellations made MORE than 21 days prior to check-in date: subject to loss of 50% of the total rental deposit. Applicable taxes included in the deposit will be 100% refunded.
- For cancellations made LESS than 21 days prior to check in date: subject to loss of 100% of the total rental deposit. Applicable taxes included in the deposit will be 100% refunded.
- For cancellations made 48 hours or less prior to scheduled arrival: a one night’s room charge plus applicable taxes additional to the booking deposit is required.
- For cancellations made after 3:30 pm, the day (24 hours before scheduled check-in time) before the scheduled arrival day will result in the forfeiture of the whole reservation cost, plus applicable taxes and any additional fees.
- If you arrive, then choose to leave before the end of your reservation, the nights not spent, any taxes and any additional fees will not be refunded.

Our private home Hosts reserve the right to cancel a reservation at any time due to unforeseen circumstances or “acts of God”. Unforeseen circumstances or "acts of God" that prohibit guest arrival or limit enjoyment of stay, or are dangerous to the health and welfare of a guest, do not warrant a refund.
IMPORTANT: We highly encourage guests not to book any property unless they are 100% certain of their dates and plans.

GENERAL RESTRICTIONS
- No smoking/vaping of any type
Our Host properties are smoke-free, non-vaping properties and not permitted inside the Host's home or external structures, nor anywhere on the property. Violation of the non-smoking, non-vaping rule will result in the guest(s) being required to settle their bill and leave the property immediately. We reserve the right to charge a $250 cleaning fee if evidence of either is discovered.
- No drugs of any type ("legalized" or illegal)
Our Host properties are non-drug properties (no matter whether such drugs have been legalized by the state and/or county. This includes marijuana, crack, meth, and/or any other illegal drug or substance.) and not permitted inside the Host's home or external structures, nor anywhere on the property. Violation of the non-drug rule will result in the guest(s) being required to settle their bill and leave the property immediately. We reserve the right to charge a $250 cleaning fee if evidence of any drug is discovered.
- No parties or events
- No pets unless specified otherwise
- Most of our private home properties are not suitable for infants and toddlers unless otherwise specified; ages 5 and up are usually suitable. Please ask your Host for more information.
- Private home properties are not handicap accessible unless otherwise specified
- Daily maid and/or cleaning services not available unless otherwise specified
